A property transaction involving an arbitrary building requires a settlement of any irregularities concerning the building, to provide the property owner (past or current) assurance of the legality of the construction. In the event where there are discrepancies between the existing condition of the property and the data of the building permit, the owner of the property must follow this procedure. Said procedure is carried out by the Engineer who shall undertake the settlement through the information system of the Technical Chamber of Greece pursuant to Greek legislation. The settlement or legalization costs sets a new price for the property, thus offering the potential new owner a negotiation advantage.
